Many Phuket kitchen projects take place in condominiums in Patong, Kata, Kamala and around Bang Tao. A condo renovation follows the same design steps as a villa, but the building adds its own rules. Knowing them early saves weeks.
Check the building rules first
Most juristic offices set working hours, quiet days and rules for noisy work such as cutting and drilling. Some require a deposit, a written work plan and the names of the installers. Ask for these documents before you finalise dates.
Book lifts and parking
Cabinets and worktops arrive in large pieces. Book the service lift and a loading space in advance, and check the size of the lift car and corridors so long worktops can actually reach your unit.
Work with the plumbing you have
In a condo, drains and risers usually cannot move far. Keep the sink close to its existing position and plan the dishwasher beside it. Moving the hob may need new electrical circuits approved by the building.
Make the most of a compact plan
Straight, galley and L-shaped layouts suit most condo kitchens. Tall units, deep drawers and a pull-out pantry add storage without crowding the room. Light fronts and under-cabinet lighting make a small kitchen feel larger.
Send us your unit plan
Share the floor plan, building name and photos. We will check access, propose a layout and plan installation days that fit the building's rules.
Ventilation when the facade is off-limits
Many Phuket condominiums do not allow owners to cut new holes in external walls, so a ducted hood is not always possible. Check with the juristic office whether the building has an existing kitchen exhaust shaft or a vent position you can connect to.
If not, a good recirculating hood with a quality carbon filter is the realistic option. Pair it with an induction hob, which adds less heat to the room, and plan to replace the filter regularly. Choose a quiet model, because in a one-bedroom unit the kitchen is often only a few metres from the sofa.
Do not route a new duct into a false ceiling or a shared corridor without permission. Apart from breaking building rules, warm greasy air trapped in a ceiling void leads to mould and smells that are hard to remove later.
Check the electrical capacity
A modern kitchen draws far more power than an older condo kitchen was designed for. An induction hob, built-in oven, dishwasher and kettle running together can overload a small supply, especially in older buildings.
Before ordering appliances, ask an electrician to check the unit's main breaker, the consumer unit and the size of the existing cables. The hob and oven usually need dedicated circuits, and the dishwasher and fridge should not share one with the kettle.
If the supply needs upgrading, the building or the electricity provider may need to approve it, which can take time. Check with the juristic office early. Knowing your limits also helps when choosing appliances: a two-zone hob or a combination oven may suit a small unit better than a full-size set.
Protect common areas and neighbours
Condo renovations are judged by how little the neighbours notice them. Protect the lift car, corridor floor and your unit door with boards or padding during deliveries, and agree with the building where materials can be unloaded and stored.
Ask for cutting and shaping to be done in the workshop rather than in the unit. When worktop cut-outs, edges and cabinet panels arrive ready to fit, installation is quieter, faster and creates far less dust in shared spaces.
Keep noisy tasks such as drilling and demolition within the permitted hours, and tell immediate neighbours before work starts. Removing old cabinets and packaging promptly, through the route the building allows, keeps corridors clear and avoids complaints that could pause the project.
Surprises behind the old kitchen
Removing an old kitchen often reveals what was hidden: old leaks, damp patches, uneven walls, cracked tiles or pipes in unexpected places. Allow a little flexibility in the plan so these can be fixed before new cabinets go in.
Water is the biggest risk in a condo, because a leak can reach the unit below. Make sure there is a working isolation valve for the kitchen, use quality flexible hoses for the tap and dishwasher, and consider a waterproof tray or sealed base under the sink. Check with the juristic office and your insurer what is covered if water damages a neighbour's unit.
Take photos of walls and services once the old kitchen is out. They are useful for planning now and for any work in the future.
Timing a rental condo renovation
Many Phuket condos are rented to holiday guests or long-stay tenants, so every week without bookings matters. Renovating in the quieter rainy months, roughly May to October, usually costs fewer lost bookings than working in high season.
Block the dates on your booking calendar as soon as the installation window is agreed, and allow a few extra days at the end for cleaning, small adjustments and new listing photos. A freshly renovated kitchen is worth showing properly.
If the unit is occupied by a long-term tenant, agree access days in writing and give them notice of noisy work. Send us your unit plan and the building name, and we will suggest a schedule that fits both the building rules and your bookings.
