What shapes the cost of a kitchen on Phuket

Every kitchen is priced from its own plan. These are the choices that move the price up or down, so you can set priorities before we quote.

There is no fixed price for a custom kitchen: two kitchens of the same length can cost very differently. The quote follows your plan, your materials and the work on site.

01

Size and layout

The number of cabinets and the length of the worktop are the base of the price. An island, a peninsula or tall units add cabinets and fittings; a straight or galley kitchen needs fewer.

02

Materials, fronts and worktop

Board quality, the finish of the fronts and the worktop material make the biggest difference after size. Fittings such as drawer systems, corner solutions and lighting also count.

03

Appliances

Appliances can be a large share of the budget. Decide early which ones are built in, because their sizes shape the cabinets around them.

04

Installation and timing

Delivery, installation and any changes to plumbing, electricity or walls are part of the cost. A clear plan, measured on site, avoids changes later. Send your dimensions and priorities and we prepare a quote for your kitchen.

05

New build or renovation

A kitchen for a new villa on Phuket and a replacement kitchen in an existing house are priced differently even when the plans look alike. In a new build, the kitchen can be drawn before the walls are tiled, so water, drainage, power and the extractor duct can go exactly where the cabinets need them. That coordination costs little and prevents expensive changes.

A renovation starts with removing the old kitchen, and what is behind it is often unknown: damp walls, old pipes, termite damage in a wooden frame or tiles that stop at the line of the old cabinets. Allow for some repair work and ask for it to be priced separately once the old kitchen is out. Seen early, those surprises are small; found during installation, they slow everything down.

06

Costs that come with a condo

Condo kitchens on the island are often small, but small does not always mean cheap. The building adds its own conditions: approved working hours, booking the service lift, protecting corridors and floors, sometimes a deposit against damage and limits on noisy work such as cutting stone. Each of these affects how many visits the installation needs. Check with the juristic office before you finalise the plan, and share their rules with whoever quotes.

Precision matters more in a small room. A kitchen that fills a niche wall to wall needs exact site measurements and filler panels, and an appliance that is a few centimetres too big can force a change to the cabinets. Choose appliances first, confirm their installation sizes and then let the cabinets be drawn around them.

07

Ordering built-ins together

Many owners furnish a whole villa or condo at once: kitchen, wardrobes, a vanity, a TV wall, sometimes an outdoor kitchen. Planning these as one project usually works out better than ordering them one by one. Measuring, drawing, production and installation can be grouped, the same materials and colours run through the house and the site is visited fewer times.

If the budget does not stretch to everything now, it still helps to design everything together and build in stages. The kitchen and bathrooms come first, because they depend on plumbing and are hardest to change later. Wardrobes and other built-ins can follow. Ask for the boards and finishes chosen for later stages to be recorded, so they can be matched.

08

The cost over the years

In Phuket's climate, the cheapest kitchen on the day of the quote is not always the cheapest one to own. Boards that are not moisture resistant swell around the sink within a few rainy seasons, low-grade hinges sag and plated handles start to pit. Replacing a sink cabinet or a set of fronts later means another visit, matching colours that may no longer exist, and time without a working kitchen.

When comparing options, think about how long you plan to keep the property and how it will be used. A holiday home that is rented out, a family home and a condo for resale each justify a different level of finish. Spending on the parts that carry water, weight and daily movement usually pays off in every case.

09

Preparing a brief for an accurate quote

The more you share at the start, the closer the first quote will be to the final one. A useful brief includes a floor plan or a hand sketch with wall lengths, ceiling height and the position of windows, doors, water and power points, plus photos of each wall. Add the appliances you want, ideally with model numbers, and say which are built in.

Then list your priorities: what must be there, what would be nice and what can wait. Mention any building rules, the date you hope to use the kitchen and whether you will be on Phuket during the work. Send this with your measurements and photos, and we can price a plan that matches it.
